4410 RESIDENCE

Designed to replace an existing 700 sf dilapidated house, this modern house + studio is shaped by the reuse of the existing foundation and the mature vegetation on the oversized lot. The new house creates a simple light and airy two-story dwelling that opens graciously to the south facing garden. A connected two-story wing provides stacked studios and allows independent access for clients. The new structure utilizes a high level of thermal insulation, carefully placed triple glazed windows, airtight construction, and a small high efficiency ductless heat pump system to provide for comfortable temperatures year round. Roof mounted solar panels provide most of the electricity and preheat domestic water.
